You thought your dues covered everything. Then came the special assessment.
A $1,500 charge for roof repair. A $600 bill for security upgrades. Suddenly, you’re paying more—a lot more—without much explanation.
HOAs can levy special assessments, but only under specific circumstances. Usually:
When reserve funds are insufficient
For emergency or necessary repairs
With proper notice and (in many states) a member vote
Before you pay:
Request a breakdown of costs
Ask to see bids and vendor contracts
Check your CC&Rs for voting requirements
Push for payment plans if the amount is burdensome
Boards can’t impose assessments on a whim. You’re not just a resident. You’re a stakeholder. Ask the questions they hope you won’t.
