Five Questions to Ask Before Joining an HOA

The promise of “maintenance-free” living often hides layers of restrictions and surprise costs. Before you buy into any community governed by an HOA, take time to look beyond the marketing brochure.


Here are five essential questions every buyer should ask:


  1. What exactly do the dues cover — and what does the owner remain responsible for?

  2. How much have fees changed in the last 5–10 years?

  3. Is there a healthy reserve fund? Ask to see the reserve study.

  4. Have there been special assessments, lawsuits, or disputes with homeowners recently?

  5. How transparent is the board? Are budgets, meeting minutes, and financials easy to access?
