1️⃣ “The rules won’t really be enforced.”
They often are — especially if there’s a neighbor who loves reporting violations.
2️⃣ “Fees won’t change much.”
Fees can and do increase yearly. Reserve funds can run dry.
3️⃣ “If the board does something unfair, it’ll be easy to fix.”
It’s not easy if no one shows up to vote, or if the rules give the board broad authority.
4️⃣ “A small violation doesn’t matter.”
Even small fines can snowball into liens that affect refinancing or a sale.
5️⃣ “The HOA works for the residents.”
Technically, yes — but conflicts of interest, poor leadership, or apathy can get in the way.
Living in an HOA community can be peaceful, organized, and beautiful — but it depends on engaged residents who know the rules, ask the right questions, and hold leadership accountable. Understanding how HOAs really work is the best way to protect your money — and your sanity.
